Steven began his property career in 1990, qualifying MRICS as a planning and development surveyor for St Quintin’s National Planning Team in Manchester, specialising in asset assessment, residential applications and, eventually, land sales.

After a brief period with ICI’s National Asset sweating team in London, he joined Arrowcroft Northwest Ltd, a JV between property developer, Arrowcroft Group, and United Utilities PLC, where the sole aim was to create value from surplus assets within the UU portfolio. As Land & Planning Manager, Steven was key to driving value from these assets, realising project values of c£700m GDV.

After 9 years at Arrowcroft, where he was now a director, Steven joined CBRE as Regional Director, heading up their new North West residential JV with Hamptons International. Over the next 15 years, he rose to Senior Director, worked with numerous public, private and institutional clients to drive value from residential land and assets, and gained a broad and hugely important understanding of the North’s market, working with clients including MODA, Countryside, Renaker, Ballymore, MCC and Homes England.

In early 2021 Steven joined with former colleague, John Dunlop, to create Northern Land Agency with one simple brief…to give focused, boutique quality service across a range of residential-related lines, including land sales and acquisitions, strategic land consultancy and residential capital markets and commitments.

John’s introduction to the property industry came in 2003 as a general practise surveyor, qualifying MRICS in 2008 as a valuation specialist at Jones Lang LaSalle. He then joined the Asset Management Team at Capita Symonds, working across the Blackburn and Darwen Borough Council Portfolio, before moving on in 2010 to CBRE’s Manchester valuation team.

Having enjoyed his early career involvement with residential valuation and management, John soon began working with CBRE’s residential department, where his initial focus was the suburban land market. However, this quickly progressed to a full-time role in all facets of the residential market.

Today, the suburban land market remains John’s key focus, reflected in a career where he’s handled significant disposals for clients including United Utilities, BXB, the University of Liverpool and the NHS. He works too on the purchase and advisory side of instructions for key developers in the North West, including house builders, registered social landlords, property companies and funds.

John also has extensive experience working in the City Centre on both land sales and finding forward committal and funding partners for large scale residential developments. Notably, for TH Real Estate, he handled the disposal of Great Ancoats Retail Park to Manchester City Council, and also their sale of “Pier 7” at Salford Quays to Royalton and Frogmore.

Tom’s career began in 2003 in construction project management at Stewart Milne Timber Systems and Gleeson Regeneration – part of the team delivering some of the early urban regeneration projects in East Manchester and East London.

From 2006 he worked for developer, Keepmoat Homes, and Plus Dane housing association, before joining Countryside Properties in 2013 to work in land acquisition and partnership development across the North West and West Midlands

By 2017 Tom had established his own land and development consultancy, and was focussing on bridging the knowledge and relationship gaps between Registered Providers (RP’s) and the private sector, creating new and innovative ways for developers, landowners and RP’s to work together for mutual benefit by unlocking difficult projects and delivering on challenging sites.

Another strand of Tom’s work extends to providing expert advice on financial viability in planning. Over the last four years he’s been at the forefront of this evolving debate and has acted for numerous PLC, regional and local developers and landowners, securing fair and balanced financial outcomes from the planning process.

For the past 10 years Tom has worked closely with Steven and John across acquisitions, disposals, consultancy and advisory work, and his new role as part of Northern Land Agency continues the work of developing new and unique approaches to the delivery of suburban and urban housing, with a particular focus on Registered Provider and Developer partnerships.
